Rental Agreement

 

DESCRIPTION OF THE PROPERTY:  The farmhouse on this property sleeps a maximum of six people.  Property lines are marked and a map of the property is provided to all renters.  Use of the property is for overnight accommodations.  Any other intended use must be approved in advance by the owner.

 

RENTAL TERM:  This agreement is in effect from __________ to ___________.  You are able to check in from 3 PM to 8 PM.  On the day of your departure, check out time is 11 AM.  If you have not departed by that time, you will be charged for an additional day.

 

RENTAL FEE:  The fee for this rental period is ________, which includes taxes of  ______.  One half of this amount is to be paid at the time of the reservation, and the remainder is due upon arrival.  A security/damage deposit of _________ is also due at the time of the initial payment.  Receipt of this payment confirms the reservation. 

 

Security deposit will be returned to you within 14 days of your departure.  In the event of missing or damaged items/facilities, or the need for cleaning beyond the routine, a charge will be deducted from the security deposit and written explanation of this will be provided to you.  

 

Payments can be made with Visa, Mastercard, personal check, cashier’s check or money order.  There is a $30 fee for returned checks.

 

CANCELLATION POLICY:  You must notify us of any cancellation or change in reservation in writing.  If the property is re-rented, you will be given a refund minus 10% service charge.  If we are not able to re-rent the property, you will forfeit your initial payment.  In any of these circumstances, the fee for the security deposit will be returned to you.

 

If you need to cancel your plans during your stay, there will be no refund of fees.

 

You may not transfer your reservation of the property to another party.

 

USE OF THE PROPERTY:  Although enjoyment of your stay at Tuck’d Inn Farm is our top priority, the safety of everyone is equally important.  For this reason, we provide guidelines for use of the rental property on the attached document.

 

INDEMNIFICATION:  By signing this rental agreement, you agree to abide by the guidelines for use of the property.  You also agree to not hold the owner responsible for any accident, injury or damages sustained by any member of your party on the property during your stay.  Your personal property is not insured by the owner for any reason.

 

EMERGENCY CONTACT:  If you need to contact the owner in the event of a problem with the property, you can call 814-927-7877 and leave an urgent message.

 

 

ACCEPTANCE OF RENTAL AGREEMENT:  Your signature indicates understanding and acceptance of the agreement and attached guidelines for use of the property.

GUIDELINES FOR USE OF PROPERTY

 

 

 

 

  1. Use of firearms or fireworks is not permitted.  Hunting is not permitted on the property.  You may bring firearms for legal use elsewhere.
  2. Use of all-terrain vehicles or dirt bikes is not permitted.  You may bring these vehicles for legal use elsewhere.
  3. Smoking is not permitted in the farmhouse.
  4. Use of the hot tub is in accordance with posted rules.
  5. Feeding or approaching wildlife is not permitted.
  6. Swimming in the pond is not permitted.  Fishing in the pond is on a catch and release basis.
  7. Trespassing onto adjacent properties is not permitted.
  8. Driving of your vehicle is restricted to the entrance road and parking area.
  9. Containers are provided for collection of household refuse during your stay. You must remove any trash that is in excess of the capacity of these containers.
  10. Small pets may be brought to the property with prior approval of the owner for an additional fee.
